Headlands is set over three floors and has been beautifully modernised and refurbished to create an extra special home-from-home by the sea.


Step into the spacious hallway and your eye is immediately drawn to the sea views beyond, setting the tone for the calm and coastal beauty that flows throughout the house.


A large separate kitchen has been thoughtfully equipped with everything you could need, offering ample space for budding chefs to cook, gather and enjoy the rhythms of holiday life together.


Just off the kitchen, a wonderfully practical utility and boot room with cloakroom and shower is ideal for sandy toes after the beach or a quick rinse before and after a dip in the pool.


Across the hallway, the beautiful dining room invites long, leisurely meals around the large wooden table, whether you are dressing it for a special celebration or simply sharing fresh Cornish fare and easy conversation over family suppers.


At the heart of the house is the large, relaxed living space, where ample seating and double doors leading onto the extensive terrace create a wonderfully sociable setting in every season.


In summer, throw open the doors and let the fresh sea air drift in, while in winter the crackling log fire brings warmth and atmosphere as you watch the changing skies and stormy seas beyond.


A second living room offers a peaceful retreat for those seeking a moment of quiet, or a welcoming space for children to play while the grown-ups linger over conversation.

A sweeping central staircase leads to the first floor, where four stylish bedrooms each have their own individual character, dressed with carefully chosen fabrics, furnishings and luxurious white linens.

Climb the final flight of stairs to the eaves of Headlands and discover the wonderful principal bedroom, where stunning views across the blue waters of the bay provide a truly memorable finishing touch.

On Your Doorstep

Slide back the full-height glass doors and step into a wonderfully tranquil garden sanctuary, where sea views, soft coastal air and beautifully designed outdoor spaces invite you to slow down and savour every moment.


The upper stone terrace is made for long, lazy days, with comfortable sofas and armchairs for stretching out in the sun, and a smart outdoor dining table perfectly placed for leisurely lunches and alfresco suppers overlooking the bay.


As the evening cools, light the firepit, wrap up in a blanket and let the conversation continue long into the night with the sea beyond as your backdrop.


Steps lead down to the lower terrace, where a large, indulgent swimming pool, raised lawn and sun loungers create a private haven for soaking up the sunshine and enjoying effortless family days outdoors.


The garden is beautifully established, bringing colour and interest throughout the seasons, while also offering plenty of space for children to play and explore in safety.


Even in the cooler months, Headlands retains its magic, as guests gather around the firepit, enjoy the generous entertaining spaces and celebrate special moments with family and friends by the coast.


The sandy beach at Porthpean is just a short stroll away and is loved by locals, swimmers and day sailors who launch into the calm waters of the bay.


From Porthpean, guests can join the South West Coast Path and follow the clifftops towards Charlestown, a historic harbour village full of character, or onwards to Black Head for some of the most striking sea views in the area.


Charlestown is well worth a visit, with its famous tall ships, picturesque harbour and tempting collection of cafes and restaurants, and is often recognised as a filming location for the BBC’s Poldark.


The private residents’ beach at Duporth is also just a five-minute walk along the coast path towards Charlestown, offering another beautiful sandy cove to discover close to home.


For days out a little further afield, the Eden Project is within easy reach, while other much-loved beaches nearby include Pentewan, Gorran Haven, Hemmick and Charlestown.


Day trips to Cornwall’s north coast are easily enjoyed too, whether you choose Padstow for a harbourside lunch or St Ives for its galleries, beaches and coastal charm.

  • From the back of the house parking area, there are 5 steps down to the front door and gentle slope.
  • The garden is terraced leading down to the pool on the lower level. There are approx 15 steps down to the lower level. Please note that due to the terraced garden, there is 3-4ft drop from middle level. Whilst the pool area is set away from the house on the lower level, it is not an enclosed area and children must be supervised at all times. Please refer to the pool dimensions and depths on the 'other features' tab.
