The estate unites Little Cutmadoc Farm and Lykke – two beautifully distinct, side-by-side homes designed to be enjoyed as one. Perfect for larger gatherings, the layout offers effortless flexibility, with space and privacy when needed alongside generous shared moments, from long leisurely lunches and lakeside evenings to slow mornings, fireside suppers and restorative days outdoors.


Outdoor living is central to the experience. Guests can enjoy a private lake with pontoon, extensive grounds, woodland trails, pump tracks and cycle routes accessible directly from the doorstep. Between the two homes, indulgent amenities include two hot tubs, one of which is wood-fired, a handcrafted outdoor sauna and an open-air shower, creating a wonderful wellness-focused retreat in every season.


Inside, cosy evenings are enhanced by log burners, open fires and architectural picture windows that frame the surrounding landscape. Practical comforts include on-site parking, an electric vehicle charger and a dedicated dog wash with warm water, while up to 3 dogs are warmly welcomed to roam and explore the grounds.


The wider Lanhydrock area offers plenty to enjoy, from woodland walks and cycle trails to nearby heritage, gardens and countryside adventures. Lanhydrock Golf Course is just a 5-minute drive away, adding another option for relaxed days close to home.

Little Cutmadoc Farm is a beautifully revived farmhouse, thoughtfully reimagined with a sleek contemporary timber extension and set above its own private lake. Warm, welcoming and effortlessly family-friendly, it offers generous living spaces that open out onto sun-soaked terraces, where tranquil water views become part of the everyday rhythm.


Next door, Lykke brings a contrasting yet complementary style, blending Scandinavian farmhouse charm with a light-filled timber addition. Calm, design-led and beautifully pared back, it is defined by natural textures, soft tones and a seamless connection between indoors and out, creating a peaceful retreat within the estate.


Together, the two homes create a unique and flexible environment, offering space to breathe and the freedom to gather. With 2 fully equipped kitchens, multiple living areas and accommodation across 8 bedrooms, the estate is perfectly suited to larger groups looking to spend time together without compromising on comfort or privacy.

On Your Doorstep

The Cutmadoc Estate sits deep within the wider Lanhydrock landscape, a naturally beautiful setting of woodland walks, cycle trails, rolling parkland and historic Cornish countryside. It’s a place to gather everyone for morning strolls, then split off into smaller adventures: little ones exploring the gardens, teens heading out on bikes, and early risers beginning the day with a sauna, hot tub soak or quiet coffee by the lake.


Just beyond the estate, Lanhydrock offers a wonderful mix of heritage and outdoor adventure, from National Trust house and gardens to scenic walking routes, family-friendly trails and excellent cycling through the surrounding woodland. Nearby Bodmin adds practical ease, local shops and access to Bodmin Moor, where wide open landscapes, granite tors and wild walking routes offer a different side of Cornwall.


When it’s time to celebrate, the setting does the work. Sun-soaked terraces are made for fizz at golden hour, generous dining spaces lend themselves to private-chef suppers across both homes, and the peaceful grounds create a weekend that feels relaxed, personal and beautifully unhurried. With easy access to the A30, both coasts are within reach. Head north for surf beaches, harbour towns and dramatic Atlantic scenery, or south for sheltered coves, sailing waters and picturesque fishing villages. The Eden Project, Fowey, Charlestown, Padstow, Rock and the Camel Trail are all well placed for day trips, giving guests plenty of ways to explore before returning to the privacy of the estate.


Bodmin Parkway is around 10 minutes away by taxi, with direct trains to London Paddington in around 4 hours, making arrivals and departures refreshingly simple for guests travelling from further afield.

  • Little Cutmadoc Farm is accessed via a rural farm track (not suitable for low cars).
  • There are internal steps and stairs due to the home’s unique layout, and the lake is unfenced - children should be supervised.
  • Lykke has stepped access points via garden gates and steps down from the terrace to the wellness area.

    Across the estate you’ll find multiple living spaces, open fires/log burners for cosy evenings, and dining for eight in each home - perfect for flexible mealtimes or splitting into smaller family groups (with the option to come together for chef-led dining across the estate).

    • Set in 12 acres of mature gardens and paddocks with a private lake (please note swimming is not permitted)
    • Two dogs are welcome at Little Cutmadoc Farm. There is a secure paddock within the grounds, however the main gardens are not enclosed but are very secluded. The local area is home to plethora of wildlife including pheasants, squirrels, rabbits etc
